I had a local tractor guy come in a while back, and he scraped up a 1200 sf house that had collapsed and was hidden by years of overgrowth. There is no heavy site work involved except digging the footer 16 W x 24 D with a mini track loader, which is included in the slab quote. Maybe their in-laws/drinkin buddies work cheap, idk. Not sure what you mean by "cost wise, your to far away." ? $100/sf is what a couple of local GCs here told me they spend. The house has both a septic and well, but a previous owner tied into city water years ago because the property is literally just outside city limits. They are sticklers for codes on new construction (wind load, J equations), but clearly laissez-faire about existing and remodels. It's in a low density county in rural Florida. No change to # of occupants or # of bedrooms, so should be no impact to septic as far as county is concerned.Īddenda: I purchased the property last October. It is on a septic tank system that was recently inspected and measured for flow. The supply and waste lines for them will be run along the exterior wall behind the kitchen cabinets, and tie into the existing plumbing between the kitchen and bath. Washer and laundry sink will be in the addition "util" room. Because the toilet, shower, and vanity are in the existing bath, and the supply and septic tank connections are there, it's not really possible to rearrange anything.
